Mont Kiara, and why renting here works the way it does

Mont Kiara is Kuala Lumpur's densest cluster of high-rise condominiums, built out from the mid-1990s onward on what used to be rubber estate hillside. It is heavily international: Japanese, Korean and European families cluster here because Garden International School, Mont Kiara International School and the Japanese School of Kuala Lumpur all sit within a couple of kilometres of each other. The retail centre of gravity is split between Plaza Mont Kiara, the older office-and-cafe complex on Jalan Kiara, and Solaris Mont Kiara and Solaris Dutamas next door, which carry most of the restaurants. Publika sits at the Dutamas end with a supermarket, cinema and gallery space. Everything is close together, which is exactly why the roads seize up.

Mostly expatriate residents on assignment, families who have just landed and are waiting on a company car or a purchase to complete, and visiting relatives. Monthly rentals are common here — longer than a holiday, shorter than a lease. Families with two children and a school run tend to take a Toyota Alphard Executive Lounge or a Vellfire for the sliding doors and the extra row. Couples without children usually go for a Civic RS or a Golf GTI, because parking bays in the older towers are narrow and the ramps are tight. Corporate visitors staying at the serviced apartments around Plaza Mont Kiara want something presentable at the porch, and take a Mercedes or BMW saloon.

Getting there from SS15

Mont Kiara sits between the Sprint Highway and Jalan Duta, with Penchala Link running underneath the hill and connecting west to Damansara. From our SS15 base we normally take the LDP north, join the Sprint at Kota Damansara or cut through Penchala Link, which is the quicker route outside peak. Reckon 30 minutes clear. The problem is not the highways, it is the last kilometre: Jalan Kiara, Jalan Kiara 1 and the feeder into Solaris are two-lane roads carrying far more cars than they were drawn for, and between 7.30 and 9am the school traffic backs up badly. Plan the same for 5.30 to 7pm.

Parking in Mont Kiara

Most handovers happen in a condominium visitor bay or at the drop-off porch, and nearly every building requires the resident to register the vehicle with the guardhouse first — tell us the block and we will give you the plate number in advance. Plaza Mont Kiara and Solaris both have paid basement parking, roughly RM 3 to 5 per hour, and Solaris fills up completely at lunch and again after 7pm. Publika's basement is larger and easier. Street parking along Jalan Solaris is metered, tightly enforced, and not worth the risk of a wheel clamp.

Can you deliver into my condominium in Mont Kiara?

Yes. Most buildings on Jalan Kiara and around Solaris require visitor registration, so give us your block and unit when you book and register the plate with your guardhouse. If access is restricted we will meet you at the drop-off porch or in the visitor bay outside. There is no extra charge for delivery anywhere in Mont Kiara.

What size car works best for the Mont Kiara school run?

Something compact — a Civic RS or a Golf GTI — is easiest, because the older towers have narrow bays and tight ramps. If you have two or more children and buggies, take an Alphard or a Vellfire instead; the sliding doors are worth a great deal in a tight bay. Bear in mind the queue into Garden International and MKIS builds up from about 7.30am.

Do you do monthly rentals for people newly arrived in Mont Kiara?

Yes, and it is the most common request we get here. Monthly rates are considerably lower per day than daily hire, include servicing and road tax, and can be extended month to month while you wait on a company car or a purchase. You will need your passport, a valid licence and, for non-Malaysians, an international driving permit or an accepted home licence.
